Own end-to-end delivery of an assigned portfolio of fit-out projects — programme, cost, quality, safety and client relationship — from award through handover and the defects liability period. The role exists to hold full project control at portfolio level so that delivery does not depend on executive involvement in day-to-day site matters.

Key responsibilities

Delivery and programme

  • Produce and own the baseline master programme for each project in the portfolio, and issue updated programmes at agreed intervals.
  • Chair weekly internal progress meetings and represent SQRD at client and consultant progress meetings.
  • Identify critical path risks a minimum of six weeks ahead and drive mitigation before they affect the programme.
  • Drive early procurement of long-lead items from the point of award, not from mobilisation.
  • Plan mobilisation, phasing and handover sequences across concurrent sites, including shared resource allocation.

Commercial control

  • Own project cost against tendered budget and report cost-value reconciliation monthly.
  • Identify, record and submit variations promptly; ensure no work proceeds on verbal instruction without written confirmation.
  • Review and certify subcontractor payment applications against measured work.
  • Manage retention, prolongation and claims exposure, and maintain the contemporaneous records needed to support them.
  • Prepare and submit client payment applications in line with contract terms.

Team and resources

  • Allocate site engineers and foremen across the portfolio in line with programme demand.
  • Coordinate with the in-house MEP function on design, shop drawings and site coordination.
  • Direct the procurement and document control functions on project priorities and deadlines.
  • Set objectives for direct reports and conduct performance reviews.

Quality, safety and handover

  • Ensure no work is executed without approved shop drawings and material submittals.
  • Own the snag list process and drive closure ahead of handover.
  • Enforce health and safety standards across all sites, including method statements and risk assessments.
  • Ensure handover documentation — as-builts, O&M manuals, warranties and test certificates — is complete at practical completion.

Client and stakeholder management

  • Act as principal point of contact for clients, consultants and project management consultants.
  • Manage project correspondence so that SQRD's contractual position is protected and documented.
  • Represent SQRD in technical and commercial negotiations.

Qualifications & experience

  • Bachelor's degree in Architectural or Civil Engineering; Egyptian Engineering Syndicate membership.
  • Minimum 10 years in fit-out, finishing or interior contracting, of which at least 4 in a project management role.
  • Demonstrable delivery of commercial fit-out projects of 1,000 m² and above, and contract values of EGP 20M and above.
  • Experience working with corporate and multinational clients under consultant-administered contracts.
  • Experience managing multiple concurrent projects.

Technical skills

  • Primavera P6 or MS Project to an advanced standard.
  • AutoCAD for drawing review and markup; Revit an advantage.
  • Strong command of contract administration, variation management and claims.
  • Cost control and cost-value reconciliation.
  • Fluent Arabic and English, written and spoken, to a professional correspondence standard.
